If you are buying or selling a home you now need a certificate by law. From October 2008 EPCs have been required whenever a building is built, sold or rented out. The certificate provides ‘A’ to ‘G’ ratings for the building, with ‘A’ being the most energy efficient and ‘G’ being the least, with the average home being around ‘D’.

Legislation now states that a Commercial EPC is required for all business premises in the UK and must be awarded before commercial properties are placed on the market. Commercial EPCs provide an energy rating based on the performance and potential performance of particular buildings, i.e. the materials and its services such as heating, ventilation and lighting.

Since 1st October 2008, Energy Performance Certificates have been a requirement for sale and rental of residential properties. This directive was put into place to allow tenants to make informed decisions based on the energy efficiency of a property.
